The 28 Southgate community enjoys its unique position just south of the Yarra River, part of the arts precinct, adjacent to Southbank, restaurants and entertainment as well as St Kilda Road and an abundance of transport nearby.

It was ahead of its time in Melbourne being converted to residential apartments in 1994. For many years prior it was a modern office building in commercial–industrial surroundings.
